1. KB Real Estate Price
The KB market price takes precedence to confirm whether the return guarantee for housing and officetel apartment houses is guaranteed.
Even if the official price is low, it is possible if the KB market price is high.
KB Real Estate Market is a real estate price information service provided by KB Kookmin Bank that provides prices for apartments, officetels, row houses, and detached houses nationwide.
KB market price does not come out if the complex is small or there are not many transactions.
If you access the site, click on the officetel, and search for a complex name or address, it will be displayed on the map.
The general price, the upper average, and the lower average are divided into three categories.
The officetel applies a lower average price.

KB’s market price is 300 million won
The top average is 310 million
The lower average is 280 million
The above complex has a lower average of 90% of 280 million won, up to 252 million won.
The security recognition ratio of the deposit is 90%. If the deposit exceeds the sub-average of 90%, it is not subject to the return guarantee requirement.
2. Korea Real Estate Agency Real Estate Tech
Not all apartment houses or officetels have KB market prices.
If there is no KB market price, the market price of real estate tech is applied.
If you don’t come to KB market price for residential officetel lease contracts, the second preferred real estate tech market price will be applied.
The market price is based on the lower average.
90% of the lower average price of the security information ratio
If the lower average is 221 million won, 90% is applied to the deposit of 198.9 million won
3. Hometax-based market price
If there is no market price for KB or Real Estate Tech, the Hometax-based market price will be applied.
It applies up to 126% of the base market price.

Calculated by multiplying the standard market price per unit area by the building area
(e.g.) 5,300,000 won X 34.73 X126% = 227,539,494 won, which is 22700 won to be required for the lease return guarantee.
If the lessor is a housing rental business registered as a private rental housing, it will be applied 120%, so you can sign up to 221 million won in deposit.
In the case of a chief executive, there is also a method in which the tenant applies 126% to sign up and the guarantee fee is paid by the landlord to the tenant.
4. Order of application
The order of application of jeonse return guarantee insurance is ①KB market price ① Real Estate Tech market price ③ Standard market price.
If the KB market price is high but the standard market price is low, it can be said that HUG lease guarantee insurance is not available.
It doesn’t matter because KB market price is applied first.
If you have a KB market price, you don’t have to check the market price based on real estate tech and Hometax.
If the complex is small or the transaction is small, so the market price cannot be inquired to Real Estate Tech, the base market price is confirmed.
